Condo & Co-Op Policy Coverage’s

Coverage A

Coverage for additions and alterations to your unit, or property which is specifically your responsibility according to your Association. This includes items of personal property permanently affixed to the unit that's not covered by the association's policy.

Coverage A Limits: minimum of $20,000 up to a maximum of $150,000

 

Personal Property Protection

Safeguards and protects your personal possessions inside your condo co-op or townhome, such as furniture, electronics, clothes, and more from a variety of losses such as fire and theft. This is coverage is for your personal belongings located on or off your residence premises. Coverage C also provides coverage for your guest's personal property when items are located on the residence premises.

Important Tip about Personal Property Protection:

As you review coverage offered by other companies, check to see if replacement cost coverage for contents is available. If you do not purchase replacement cost coverage for contents, items that are lost, damaged, or stolen will be valued using actual cash value. The actual cash value is calculated using current market pricing minus the depreciation for age and/or normal wear and tear. This value is less than the value of those same contents when replacement cost coverage is applied to your policy. Replacement cost coverage is optional, and when added to your policy, contents are valued using the current market price of items that are brand new.

 

Liability Protection

This coverage provides protection if someone were to file a lawsuit against you, claiming you caused them bodily injury or damaged their property. Liability can protect you in situations that may be unforeseen, such as a friend twisting their ankle on a loose step or a neighbor slipping on a wet floor in the kitchen. Liability coverage also covers certain defense costs-even if the lawsuit filed against you is false, groundless or fraudulent.

Coverage Limits: $100,000 to $300,000

 

Guest Medical Protection

Helps if someone incurs medical expenses from an injury suffered on your property, these are for medical payments to others (not living at your residence) if they are injured on or by your property, or as a result of you or a family member residing with you.

Coverage Limits: $1,000 to $5,000

 

Reimbursed Living Expenses

Helps you recover money for living costs if a covered loss makes your home uninhabitable. Such expenses typically include food, a temporary place to live, and more.

Coverage Limits: 40% of Coverage C

Make sure you keep all your receipts so that you can be sure to receive the correct reimbursement.

 

Coverage for Loss Assessment

Coverage is available up to the limit stated in the policy for assessments made by the condominium association to you for damages to the condo premises caused by hazards that are insured by your policy.
